November Real Estate Sales Rise


The number of property sales throughout Greater Victoria rose in November. Prices, meantime, remained mixed with gains for condominiums but some declines for single family homes and townhomes. A total of 479 homes and other properties sold in November through the Victoria Real Estate Board’s Multiple listing Service® (MLS®), up slightly from the 467 sales in October. There were 604 sales in November of last year. 

Victoria Real Estate Board President, Randi Masters, noted that the number of sales has now risen for two consecutive months, "The further increase in sales in November adds more weight to our belief that the market has now returned to a stable, balanced state." Masters added that with declining inventories, some further increase in sales can be expected next year while prices will likely remain stable. "There were 3,723 properties available for sale at the end of November - a decline of some 300 properties compared to October though still 25 per cent higher than a year ago," added Masters.


The average price for single-family homes sold in Greater Victoria last month was $636,634, down from $641,780 in October. The median price declined to $530,000. The six-month average also declined slightly to $623,941. There were 20 single family home sales of over $1 million in November including one sale in Oak Bay of over $5 million. There were 12 sales of over $1 million in October. The overall average price for condominiums was $349,512 last month, up from $323,522 in October. The average for the last six months rose to $325,196. The median price for condominiums in November rose to $290,000. The average price of all townhomes sold last month declined to $416,067 from $446,026 in October. The median price declined to $395,000. The six month average was $430,437.

MLS® sales last month included 264 single family homes, 123 condominiums, 47 townhomes and 17 manufactured homes.

Real Estate Sales Rise in October

The number of property sales throughout Greater Victoria rose in October while prices remained mixed. A total of 467 homes and other properties sold in October through the Victoria Real Estate Board’s Multiple listing Service® (MLS®), up 18 per cent from the 395 sales in September. There were 742 sales in October of last year.
Victoria Real Estate Board President, Randi Masters, noted that the number of sales in October was similar to the levels seen in the late 1990s. "We were pleased to see market activity pick up last month with sales now more closely reflective of the balanced market a decade ago prior to the very active years between 2001 and 2009."
The average price for single-family homes sold in Greater Victoria last month was $641,780 up from $599,825 in September. The median price rose to $539,500. The six-month average also rose to $627,263. There were 12 single family home sales of over $1 million in October including one sale in Central Saanich of over $6 million. Masters added that this sale, together with an increase in the value of waterfront sales last month, affected the overall average price. "Higher-priced sales can significantly affect the overall average price and it is important to note that while the median price of single family homes also rose last month, the increase was substantially less than the increase in the average price." There were 11 sales of over $1 million in September. The overall average price for condominiums was $323,522 last month, up from $295,463 in September. The average for the last six months was $321,381. The median price for condominiums in October declined to $278,500. The average price of all townhomes sold last month rose to $446,026 from $439,040 in September. The median price declined slightly to $421,250. The six month average was $432,723.
The number of properties available for sale at the end of last month declined slightly to 4,046 but this was still 26 per cent higher compared to the 3,219 available properties in October of last year.
MLS® sales last month included 252 single family homes, 128 condominiums, 50 townhomes and 15 manufactured homes.

Real Estate Market Sales Slow in September Prices Remain Mixed


The number of property sales throughout Greater Victoria slowed further in September while prices showed some variability, depending on the property type.

A total of 395 homes and other properties sold in September through the Victoria Real Estate Board’s Multiple Listing Service® (MLS®), down from the 425 sales in August. There were 776 sales in September of last year.

Victoria Real Estate Board President, Randi Masters, noted that most activity took place toward the end of the month: "The month began very slowly but we saw a significant increase in sales during the second and third weeks. While September’s sales were well below traditional levels for the month, it is important to bear in mind that a comparison to September of last year can be somewhat misleading given the exceptional year we had in 2009." Masters added that prices were mixed last month, with some indicators showing an increase and others a decrease. "Overall average and median prices can fluctuate month-to-month depending on the prices of properties sold, so it is always important to view changes over a period of several months time in determining what trends are developing," added Masters.

The average price for single-family homes sold in Greater Victoria last month was $599,825 up from $586,676 in August. The median price, however, declined to $531,000. The six-month average also declined slightly to $624,702. There were eleven single family home sales of over $1 million in September compared to eight such sales the previous month. The overall average price for condominiums was $295,463 last month, down from $320,874 in August. The average for the last six months was $325,010. The median price for condominiums in September rose to $290,000. The average price of all townhomes sold last month rose to $439,040 from $432,284 in August. The median price rose to $425,633. The six month average was $435,074.

The number of properties available for sale at the end of last month declined slightly to 4,323 but this was still 26 per cent higher compared to the 3,419 available properties in September of last year.

MLS® sales last month included 228 single family homes, 100 condominiums, 36 townhomes and 13 manufactured homes.

Real Estate Market Softens in August
The property market throughout Greater Victoria softened in August with fewer sales and a decline in overall prices for single family homes and condominiums; overall prices for townhomes, however, rose in August.

A total of 425 homes and other properties sold in August through the Victoria Real Estate Board’s Multiple Listing Service® (MLS®), down from the 527 sales in July. There were 764 sales in August of last year.

Victoria Real Estate Board President, Randi Masters, noted that a softening of sales this year compared to last year was not unexpected given that 2009 was an exceptional year. "Looking ahead, we anticipate that the market will remain relatively stable as any increase in interest rates in the near future will likely be modest. While there may be some further slowing of sales and moderation of prices compared to the unusual year we had in 2009, we expect such changes to be gradual for the foreseeable future," said Masters. Masters added that the Canadian experience has been very different from that in the U.S. where the significant correction in home prices is set against a massive oversupply of homes due to distress sales, combined with a drop in housing demand due to high unemployment. "There is no indication at present that we will be faced with a similar situation arising in our market," commented Masters.

The number of properties available for sale at the end of last month declined to 4,356 but this was still 24 per cent higher compared to the 3,509 available properties in August of last year.

The average price for single-family homes sold in Greater Victoria last month was $586,676 down from $615,004 in July. The median price declined to $548,500. The six-month average declined slightly to $629,272. There were eight single family home sales of over $1 million in August compared to 16 such sales the previous month. The overall average price for condominiums was $320,874 last month, down from $322,905 in July. The average for the last six months was $330,234. The median price for condominiums in August declined to $275,000. The average price of all townhomes sold last month, however, rose to $432,284 from $420,578 in July. The median price rose to $405,000. The six month average was $439,636.

MLS® sales last month included 223 single family homes, 113 condominiums, 43 townhomes and 15 manufactured homes.

July Property Sales Return to Historically Average Level
Property sales throughout the Greater Victoria area in July returned to the kind of normal level seen in the late 1990s while overall prices declined slightly compared to June. A total of 527 homes and other properties sold in July through the Victoria Real Estate Board’s Multiple Listing Service® (MLS®), down from the 625 sales in June. There were 933 sales in July of last year.

Victoria Real Estate Board Presiden, Randi Masters, noted that in the summer months a decade ago there were typically between 450 and 550 sales each month. "Last month’s sales reflect a return to these historically average levels compared to the significantly higher levels seen between 2001 and 2007 when we had a very active market." Masters added that sales activity is expected to pick up again next year as we return to a more balanced market over the coming months.

The number of properties available for sale last month declined to 4,477 but this was still 23 per cent higher compared to the 3,632 available properties in July of last year.

Masters noted that the steadily rising number of properties available for sale in recent months offers buyers a wide choice from which to choose. "Buyers are in less of a hurry given the higher number of properties available for sale and it’s important for sellers to consult with their REALTOR® in order to price their home realistically in order to attract qualified buyers," she added.

The average price for single-family homes sold in Greater Victoria last month was $615,004 down from $649,280 in June. The median price showed little change at $560,000. The six-month average declined slightly to $632,283. There were 16 sales of over $1 million including one on the Gulf Islands. The overall average price for condominiums was $322,905 last month, down from $331,131 in June. The average for the last six months was $326,592. The median price for condominiums in July declined slightly to $289,900. The average price of all townhomes sold last month was $420,578 down from $429,549 in June. The median price declined to $388,000. The six month average was $444,228.

MLS® sales last month included 299 single family homes, 136 condominiums, 44 townhomes and 18 manufactured homes.

HST hits Ontario and B.C. July 1, but with very different impact By Keith Leslie

The harmonized sales tax about to take effect in British Columbia and Ontario is proof of Benjamin Franklin's assertion that “‘in this world nothing can be said to be certain, except death and taxes.”

Funerals are just one of many services and goods previously exempted from provincial sales taxes that will be subjected to the HST starting Canada Day, as governments in both provinces switch the tax burden from corporations and on to consumers.

However, exactly what's going up in price and what's not depends entirely on which province you live in.

The single sales tax, which combines the five per cent Goods and Services Tax with provincial Retail Sales Taxes, will be 12 per cent in B.C. and 13 per cent in Ontario.

Energy costs will be the biggie for most Ontario consumers, with an immediate jump in the cost of electricity, natural gas and home heating oil because of the HST.

Ontario motorists will be among the first to feel the pinch when they fill up at the pumps. Gasoline and diesel fuel, which had been exempt from the province's eight per cent sales tax, will be subjected to the 13 per cent HST.

British Columbia is maintaining its exemption for the provincial sales tax portion of the HST on gas and diesel, and won't apply the HST to electricity or home heating fuels. However, B.C. has a carbon tax on energy that will rise to 4.82 cents a liter on July 1.

The tax on alcohol is actually decreasing, but the prices won't. The provincial taxes of 10 to 12 per cent will be lowered under the HST, but other fees and taxes will rise because of what the provinces say is their social responsibility to maintain minimum prices for liquor.

The HST will not apply to purchases of resale homes in either province, but will apply to new homes costing over $400,000 in Ontario and those over $525,000 in B.C. New home buyers in Ontario will receive rebates up to $24,000 to lessen the impact of the HST.

There are so many other differences to the way B.C. and Ontario are harmonizing sales taxes that retailers who operate in both provinces will need two rule sheets to figure out what's taxed and what's not.

Internet fees will now be subject to the HST in Ontario, but were already hit with both taxes in B.C.

British Columbia will apply the HST to cable television fees and local residential phones, both of which were already taxed with the GST and PST in Ontario.

Green fees at golf courses will be subjected to the HST in Ontario but not in British Columbia.

Ontario has exempted newspapers and prepared meals and drinks costing under $4 from the HST, but British Columbia did not.

B.C. will apply the HST to snack foods, catering services, over-the-counter medications and food-producing plants and trees.

Taxes will go up in both provinces on services such as lawn care, snow removal, dry cleaning, hair cuts, massages, personal trainers, gym memberships and home service calls. Home renovations and real estate commissions will also rise because of the HST.

Other items previously exempt from the PST but now subject to the HST include taxis, domestic air, rail and bus travel along with campsites and hunting and fishing licenses.

Also rising will be the tax on magazine subscriptions, some theatre tickets, ski lift fees, rental fees for hockey rinks and banquet halls and lessons for everything from ballet to soccer. However, music lessons will remain exempt from the HST.

Music and videos downloaded as MP3 files will also be subject to the HST after previously being exempt from the provincial sales tax.

Cigarettes and other tobacco products — and nicotine replacement products — will also be subjected to the HST after being exempt from the provincial sales tax, as will vitamins.

There will be no HST on vital documents such as health cards and birth certificates or on driver's license and vehicle plate renewals, although personalized vanity plates will be subject to the HST in Ontario.

Used cars, which were previously exempt from the five per cent GST when sold privately, will now be subject to the 13 per cent HST in Ontario and a 12 per cent provincial sales tax in B.C.

Both provinces negotiated some exemptions from the HST with the federal government, which wanted the tax applied as widely and with as few exemptions as the GST.

Consumers will continue to pay only the five per cent GST on children's clothing and footwear, children's car and booster seats, diapers, books and feminine hygiene products.

The HST will not be charged on basic groceries, rent, condo fees, prescription drugs, some medical devices, child care, municipal public transit, most health and education services, tutoring, most financial services and legal aid.

However, even though condo fees are exempt from the HST, purchases by condominium corporations will be subject to the tax, so condo fees are expected to rise.

The price of going to the movies or a sporting event in Ontario is actually expected to drop with the introduction of the 13 per cent HST because those outings were hit with a 10 per cent PST plus the GST.

Spring Sales Soften in May - Choices Increase for Buyers

The number of homes and other properties sold throughout the Victoria area softened in May while the choices for buyers increased with a further rise in the number of properties available for sale.

A total of 695 homes and other properties sold in May through the Victoria Real Estate Board’s Multiple Listing Service® (MLS®), down from the 756 sales in April. There were 879 sales in May of last year. Prices were mixed depending on the property type.

Victoria Real Estate Board President Randi Masters noted that some softening in the number of sales was expected due to anticipated increases in interest rates and pressure on affordability as a result of rising prices. "So far this year sales are running nearly 14 per cent ahead of the first five months of last year but it’s important to note that the first few months of this year were very strong compared to the same period a year ago when the effects of the recession were still being strongly felt." Masters added that further increases in the number of properties available for sale should temper upward price pressures as buyers enjoy a wider selection of properties from which to choose. "As of the end of May, there were 4,521 properties available for sale - up from 4,229 at the end of April. The available inventory is now 19 per cent higher than the 3,789 properties for sale at the end of May a year ago," she added.

Overall prices for single family homes rose last month while prices for condominiums and townhomes moderated. The average price for single-family homes sold in Greater Victoria last month was $646,483 up from $624,149 in April. The median price rose to $594,500. The six-month average was $635,477. There were 24 sales of over $1 million including one sale in OakBay of over $3.5 million. The overall average price for condominiums was $324,005 last month, down from $340,105 in April. The average for the last six months was $327,064. The median price for condominiums in May declined to $290,050. The average price of all townhomes sold last month was $430,713 down from $449,556 in April. The median price declined to $418,000. The six month average was $453,798.

MLS® sales last month included 394 single family homes, 202 condominiums, 63 townhomes and 12 manufactured homes.

Real Estate Sales Surge in February - Prices Remain Mixed

The number of homes and other properties sold throughout the Victoria surged in February compared to January and remained well above the number of sales in February of last year. A total of 621 homes and other properties sold in February through the Victoria Real Estate Board’s Multiple Listing Service® (MLS®), up from the 418 sales in January and 403 sales in February of last year. Prices for single-family homes and condominiums softened somewhat while prices for townhomes rose slightly.

Victoria Real Estate Board President, Randi Masters, says February’s figures demonstrate continued strength in the market. "There will always be month-to-month fluctuations in prices depending on what kinds of properties sell in a particular month, but the relatively high number of sales in February shows ongoing consumer confidence." Masters added that February sales have now returned to historically more normal levels as a year ago the market was just beginning to emerge from the economic downturn. Masters noted that the number of properties available for sale again increased last month, "As of the end of February, there were 3,280 properties available for sale - up from 2,793 at the end of January but still down slightly from 3,844 properties for sale at the end of February a year ago." Masters added that activity is particularly strong in the mid-price range with nearly 50 per cent of single-family homes last month selling for under $550,000.

The average price for single-family homes sold in Greater Victoria last month was $620,833 down from $644,678 in January. The median price also declined to $560,950. The six-month average was $620,174. There were 20 sales of over $1 million, including one sale on the Gulf Islands for over $2.5 million. The overall average price for condominiums was $304,163 last month, down from $313,337 in January. The average for the last six months was $320,376. The median price for condominiums in February declined to $285,000. The average price of all townhomes sold last month was $460,900 up from $453,013 in January. The median price rose to $430,000. The six month average was $453,440.

MLS® sales last month included 296 single family homes, 192 condominiums, 78 townhomes and 14 manufactured homes.
